Builders Commercial Capital Group (BCCG) manages a short-term construction loan product driven by the profitable “re-sale” of the property upon completion. Private investors back this loan program, which does not share the conservative underwriting criteria of a commercial bank. Our in-house underwriting team structures the loan to be repaid as the newly built housing unit inventory is sold.

LOAN PROGRAM HIGHLIGHTS:

  • $500,000 – $150,000,000+ Per Project.
  • For SFH Fix and Flip, SFH New Construction, (standalone) land developments, single-family subdivisions, townhome subdivisions, and condominium projects.
  • Loan proceeds can be used for land acquisition, site work, infrastructure, vertical construction, mechanical systems, finishing, landscaping, amenities, working/stabilization capital, and advertising/marketing/promotion budgets.
  • Up to 90-100% Loan-to-Cost (LTC)* w/Up to 85% Combined-Loan-to-Value (CLTV)
  • Short-Term, Non-Recourse Up to three (3) year terms w/NO Amortization Schedules.
  • Unique Fractional Repayment Structure allows the loan to be paid off as the newly built housing units are sold off.
  • The loan is “fractionally” paid down PLUS interest as you sell off the newly built housing unit inventory.
  • PLEASE NOTE: BCCG requires the builders to have an “exclusive” agreement with the best local realtor in the project’s immediate market who can market the property to hopefully generate PRESALES and/or “waitlisting” for the upcoming housing unit inventory.
